How To Make Move-Ins Perfect For Your Rental Property Tenant

A move-in process is a great opportunity for a landlord or property manager to build a great relationship with the rental property tenant. There is a number of steps you can take to make the move-in process extremely easy for your tenants. Fortunately, most top property management companies in Los Angeles and other areas understand this process. However, landlords working alone may not understand how important this process is.

As one of the top property management companies in Los Angeles, we have handled a lot of move-ins and move-outs. There are a number of factors you will need to consider to make this process easier for the new rental property tenant.

Every move-in is another win for you. It means that your effort has finally paid off and you are about to get a new customer. You need to ensure that you start this new business on a positive note. While you are celebrating, remember that this is an incredibly stressful time for your tenant; you need to help them out and make things easier for them.

Below, we have list things you need to do in order to make the move-in perfect for your rental property tenant.

  1. Clean the Rental Property Thoroughly

No tenant wants to move into a dirty property. You need to help the tenants to experience a worry-free moment. You can do this by ensuring you thoroughly clean the property before the tenant moves in.

Keeping the property spotless benefits both you and the tenant. When you hand over the key to the tenant and your property sparkles, the tenant will understand that you care about the property and you have a high expectation that he will always keep the property in a top-notched condition.

 

  1. Provide Utilities Information

You will need to do this at least a week before your tenant moves in. You will need to send the tenant a list of contact information for the local utility providers.

When you supply your tenant with this information, it will make it easier for him to call the utility companies and he will not disturb you with constant phone calls. Moreover, when a new tenant calls the utility company, they will set up their payment information in their name. This ensures that the utilities are in the name of the tenant.

 

  1. Give Tenant Parking information

You need to provide your new rental property tenant with parking information whether they own a car or not. If your tenant is handicapped and will need special parking space, you will need to create this for him or point him in the right direction.

Depending on where your property is located, your tenant may need to register their vehicles in order to obtain special parking stickers which will give them the permission to park in certain areas of the city. Make sure you provide the tenant with this information, it is really important.

 

  1. Provide Tenant With Other Relevant Contact Information

If the tenant doesn’t have your contact information already, you need to provide it to him. Check and see other relevant contact information that your tenant may need.

You will need to inform your tenant about who to contact in case of some problems. In case of maintenance problems, let the tenant know who to contact and how to tackle such problems.

 

  1. Prepare a Welcome Package.

Make sure you prepare a welcome package and keep it ready for the tenant on the day he is to move into your property. You don’t have to spend a lot of money in preparing a small package for your new rental property tenant.

Ideally, your welcome package should contain a couple of paper towels, toilet paper, multipurpose cleaner, scented candle, bottles of water and about 6-pack of your favorite local beer. You can also add a $5 or $10 gift card to your favorite local coffee shop.
