How To Demand New Appliances From Your Property Manager/Landlord

As a tenant, you may discover that some of the appliances you have in your unit are old after signing the tenancy agreement. Some of these appliances may even be in a bad condition. Whenever you discover this, you will have to come up with a way ask for new appliances from your property manager or landlord.

However, before you talk to your property manager, you need to ensure you cover your basis and know your rights as a tenant. You can easily do this by making a little research in advance. Researching will help you understand your tenant-landlord agreement better and you will know what you are entitled to.

Here is what you should do when you are looking to get new appliances from your property manager:

  1. Read Your Rental Agreement Again

Before you meet the property manager or landlord, note that they are not obligated to repair or change appliances. The only way you can be sure about this is by reading your rental agreement for any wording about the appliances.

If the agreement says that the appliances are the renter’s responsibility, you shouldn’t give up. Try and speak to your landlord, he may be willing to repair the faulty appliance or provide you with a new one.

  1. Get To Know What the State Law Says

You need to know what the State of California or your state says about appliances before going to your property managers. Some state law requires the landlord to keep all the appliances in a good working condition.

By understanding the state law, you can point to it when you are asking for new appliances from your property manager. If your state doesn’t have a law that requires a landlord to repair the appliances, you can let him know that buying new appliances is better because it won’t easily break down.

  1. Volunteer To Lend a Hand

You can help the property manager make up his mind to get new appliances for you by volunteering to help. You can volunteer to be on hand for the delivery and setup in order to make sure that the process goes as smoothly as possible. This way, you will really be helping your landlord to save money and time.

  1. Talk About Energy Efficiency

When making your case for new appliances, let the landlord or property manager know that new appliances are energy efficient and more likely to help him save money on electricity.

If you make your case well, you can convince your landlord to upgrade to more efficient appliances especially in the case where the landlord is the one paying the utility bills. You just need to present your points in a clear manner.

  1. Offer To Pay Half

If it is not the responsibility of your landlord to provide you with new appliances, you can help him make up his mind by offering to pay half of the money for the new appliance. You should keep this technique as a measure of last resort. Note that by paying half of the money for the utility, you are still not be entitled to take it along with you when you pack from the apartment. You are going to leave it behind. In the meantime, you will enjoy it.
