5 Holiday Season Tips Every Property Manager Must Know
The holidays are a delicate season. As a property manager, you should make it your top priority to ensure that your tenants in Burbank are happy, safe, and comfortable during this period.

Take winter for instance: windows, roofs, electrical, and plumbing systems are usually vulnerable during this period as a result of freezing temperatures. It is your responsibility as a landlord or property manager to ensure your tenants are safe during this period.

  1. Ensure Your Tenants Are Safe

One holiday season task every property manager or landlord must take seriously is to keep tenants safe. According to the National Fire Protection Association, Christmas trees are among the most common causes of residential accidents during the holiday season. Holiday trees might just be an accident waiting to happen.

To ensure that your tenants are safe, it is prudent to install at least GFCI Outlets outdoor and encourage your tenants to use it. This can help to reduce the chances of fire from electrical arcing.

  1. Install Smoke Alarms

According to NFPA, you need to replace your smoke alarms every 10 years. These regulations exist for a reason, and that reason is to keep your tenants safe. Make sure that your smoke alarm is working properly. Check the installation date and replace the ones that have already expired. If none have expired, you’re in good shape.

  1. Keep All the Rain Gutters Clean

It is important that you keep the gutters clean during this period. Though cleaning them may seem like a chore, a clogged gutter can cause you a lot of problems. In some cases, debris from the roof can slide into the gutters and eventually clog the gutter. When this happens, it can cause a lot of problems at the foundational level of your home. You can avoid this problem by blowing off the roof and cleaning the gutters.

  1. Take Care of the Frozen Pipes

During the winter holiday season, any exposed water pipes you have in your rental property can become frozen easily. It is very common to overlook pipes that form part of the sprinkler system. You need to take preventive measures to keep pipes safe during this period and prevent an outdoor burst. You can do this by shutting off the water to the outdoor system and then drain all the faucets. This will help you limit the chances of having a burst pipe. Keep the pipes in working order to keep your tenants out of danger.

  1. Make Sure the Heat is Working

This may seem obvious, but heat is very important during the winter period. It is your responsibility as a landlord or property manager to ensure that your tenants stay warm during the winter holiday period. Some states have specific temperature requirements that must be provided by the landlord or the property manager.  Even if your state does not have specific temperature requirements, ensure that the heater is in good working condition.

Don’t forget to spread some holiday cheer during this period. The holiday season is a period to show appreciation to your tenants and to all of those around you. There are some easy and inexpensive holiday gift items you can buy to show appreciation to your tenants, and just let them know you’re grateful for their living in your building or complex.
