How to Draw In More Tenants to Your Rental Property

How to Draw In More Tenants to Your Rental Property

With more and more people looking to rent a property, it’s no wonder many people are rushing into the rental business. However, this means that the floor may get a little crowded soon. So how does one stand out from the rest of the crowd? If this is the question on your mind, here are tips for how to draw in more tenants to your rental property.

  1. Take good photos

When looking for property to rent, most people take to the internet to find potential homes. It’s, therefore, a no-brainer that you want to put your best foot forward by taking good photos of your property. Thus, due to this reason and the fact that potential tenants will judge your property by the way it looks. If you want to arouse interest in potential tenants, one, ensure that the photographs are not cluttered. Don’t have people or pets in the photographs. Two, always take the photos during the daytime, preferably, under sunlight. Taking photos at night is a faux pas. Finally, ensure that you showcase every part of your property. This is because when you fail to showcase particular rooms or spaces, it raises eyebrows in potential renters.

  1. Bathroom renovations

When marketing your property, cleanliness should be pretty high on the list. And nothing speaks volumes about the cleanliness of your rooms like the state of your bathrooms. For this reason, when making renovations, ensure that the bathrooms are not only fresh, but also appealing. Some pointers include installing additional lighting, replacing the toilet or making an upgrade to the faucets.

  1. Style your rental

Most renters, if not all, are looking for a property that is aesthetically pleasing. Therefore, if your property looks attractive, the higher the chances of it appealing to renters. Also, the good thing is that you don’t have to spend much to make your property look good. For starters, you could embellish the walls with some affordable artwork, cover the floors with rugs and if your property includes rental holiday homes, spruce up the place with coffee tables, bookshelves, and blooms. And of course some quality bedding for the bedrooms.

  1. Painting

This is by far the most affordable way to give your rental property a breath of fresh air. It is also a great option when you want to put a stop to the custom colors in your room and replace them with something aesthetic.

  1. Do away with clutter

To appeal to as many potential tenants as possible, ensure that you are as minimalist as possible. This likely because once you place your property out there for people to see, and it will be subject to comparison with other rental property. For this reason, do away with any unnecessary items that may be cluttering your space and ensure that the property is spacious.

  1. Colors

The colors in your space also play a significant role in drawing in potential tenants. So if you want to play it safe, using neutral colors in your space will work for you. These include colors that are environment soothing and act as a good foundation for other colors like taupe, black and white. Additionally, bright accents will also go a long way into livening up your space.

  1. Reviews

In this internet era, it pays to have a clean record. Thus, this means that having stunning reviews on various websites will attract tenants. This means that you have to respond to issues and inquiries made by your renters to make a good impression on them.

At lapmg, we pride ourselves in knowing what’s best for you as the owner of a rental property. With these tips, you should be on your way to drawing in more tenants than you currently do. Furthermore, we offer property management services, freeing you up to pursue other ventures so give us the opportunity to impress you here.
