Does a Fence Increase Your Home’s Value?

Does a Fence Increase Your Home’s Value?

Does a Fence Increase Your Home’s Value?

Fences are important as they make your home more secure, gives you privacy and also adds beauty to your home. But does it increase your property’s value? Yes, of course, a fence does add value to your home. However, you have to know that not all home types require fencing, and building one should be done with expertise. If you use the wrong fencing type for your home, it may reduce its value.

The primary function of a fence is to protect your home and achieve privacy. With a fence, you have a sense of extra security and your neighbors know where their property ends. Parents will happily pay more for a home with fence because of their children and also if they have pets.

A fence makes your home attractive, especially when it painted with the right color and have the right flowers around it. Fences also improves the first impression buyers have about your home. As stated before, there is a fence type suitable for different home types. A wooden fence is ideal for mid-range budget. They blend well with other home types, and seem to be a safe option. Vinyl fencing is ideal for luxury homes, as it gives a clean and sleek look, and is also doesn’t take much to maintain. Low-budget home owners should consider hedges, trees, bushes, shrubs and other live fencing options. However, live fencing can be costly to maintain, especially if you will hire a gardener, but you shouldn’t worry much if you intend doing the gardening yourself.

It isn’t always necessary to have a fence as it doesn’t always add value to your home. If you live on a street or neighborhood where you hardly see a fence, it won’t be wise adding one. This is because in calculating the value of your home, the features of surrounding homes are compared to what your home has. So your home’s value may not increase if you fenced it while in a neighborhood that doesn’t have much fence.

It is not a wise idea to have fence for luxurious homes since such homes have a high selling price and the fence may be overlook while estimating its value. A fence could even obstruct your luxurious home beauty, and would be good to install when necessary especially for obstructing noise.

You can install fence in the backyard if you want privacy from neighbors and it reduces the cost of maintaining a fully fenced home. If you live in rural areas, fences can be handy to keep off wildlife.

In conclusion, installing a fence to increase your home’s value depends on aesthetics, usability and the neighborhood. With the right fence, your home’s beauty will increase, and also boundaries will be set, thus increasing your home’s value. It isn’t necessary to install a fence when it won’t increase your home’s value, especially if you are trying to save cost and sell your home much higher than the normal price. Therefore, make sure you consult an experienced realtor to know if adding a fence will increase the value of your home.
