May 8, 2018

Ethical Landlord

Tenants love it when their landlord gives them peace of mind. Ethical landlord is a landlord that lives up to his responsibilities and never give problem to his tenants. Moreover, an ethical landlord understands that tenants need their safety, comfort, and happiness.

Are you an ethical landlord? This article will help you to evaluate yourself to know if you are an ethical landlord. Whether you are in Burbank or different parts of Los Angles, keep on reading to know the qualities of this type of landlord.

  1. Accessible and Responsive

Tenants are left frustrated when they find it difficult to reach their landlord. When there is a problem in the rental property, your tenant will need to reach you as soon as possible to resolve the problem. A tenant may want you to intervene in a fight between tenants or call a noisy tenant to order. He may also need you for other reasons.

Make sure your tenants can reach you anytime. Give them your direct phone number as well as your email address. If you are to travel, make sure they know who to reach in case of anything.

  1. Effect Maintenance As Quickly as Possible

Don’t keep your tenants waiting when there is a faulty tap to fix or leaking roof to repair. Any damage in the rental properly will probably disrupt the lives of your tenants. It doesn’t matter how big or small it is, you need to respond quickly and fix the problem as far as it is your responsibility.

Most top landlords have vendors they can easily call when they need to fix a problem. Make sure you develop relationship with these vendors such as electrician and plumbers so you can do maintenance as quickly as possible.

  1. Be Fair With Money

You need to know where to draw a line between running a business and dealing with human just like you. You may face a lot of problem renting your place when your rent is too high. As an ethical landlord, you need to set prices that keep you in profit without creating hardships for your renters. If you charge security deposit, make sure you return it in a timely manner as far as the tenant fulfills the requirements.

  1. Respect the Privacy of Your Tenants

Remember, being a landlord doesn’t give you the right to enter into any tenant’s apartment without permission. Before you can enter any tenant’s apartment, make sure you have permission from such tenant. If the tenant is not around, ensure you write the request and post it on his door. You tenant will feel violated if you enter their apartment without prior notice.

  1. Keep your Tenants in the Loop

Make sure you maintain a good line of communication with the tenants. It is your duty as a landlord to be proactive with issues that will affect your renters in the future. If you plan to make some serious upgrade or maintenance in the building, make sure you communicate this properly to your tenants on time. Your tenants will be happy if you always inform them about issues that may affect them.

  1. Keep Good Record

Keeping a good record is the hallmark of every ethical landlord. There will be a point where there will be disputes regarding payments and other problems. Moreover, keeping record is the only way to know how much you are making, when appliances were bought, invoices, and even when repairs were made. Keeping proper record will make you more efficient as a landlord and will save you from lots of troubles.

  1. Be Careful With Your Tenant’s Private Information

It is your responsibility as landlord to protect the sensitive information your renters entrusted to you. Remember that it is a violation of privacy to abuse this information or lose it through carelessness. Make sure you store your tenants’ information in a secured place. If you save the information on a computer, you need to ensure that the files are well protected by a firewall.
