Options Available to You as a Home Seller

If you want to sell your home, you can select from five different options. Just as your needs are different, that is how these portions vary. These options are great especially if you know the right one to select from.

For the first option, the broker will list your home on the MLS for a flat fee. The cost of your fee greatly depends on the level of service you want. There are some brokers that will assist you with pricing. You may also come across those that offers other menu-type services which you make a onetime payment and pay a separate selling agent for bringing the buyer to you. Many people like this model because they are not comfortable with the idea of paying a broker for listing their property and a different broker for selling it.

 

The second option, the fast cash sale, is somehow different since you sell your home to someone that pays cash for it. This idea is cool especially for those that haven’t renovated their homes for a long time and can’t wait to renovate it or finance the renovation. Although you may sell your home for less through this option, it is still great as you will save time and money in renovating your home.

 

The next option here is termed the guaranteed sale. In this option, your home is listed on the market at a retail price and the agent makes cash offer for it if it doesn’t sell. Not just that, if you later don’t want your home on the market any longer and just want it sold, you can always call the broker and collect the cash offer. This option is nice since you always know you will get money for your home as it is guaranteed to sell at a fixed price.

 

Another option is listing with a traditional realtor, which usually takes six to 12 months after you have made up your mind to sell. It is advisable to renovate your home and have it in good shape for listing when going for this option. Even though upgrading your home will cost you time and money, it is worth it since it will make your home sell higher than expected.

 

The fifth and final option is selling your home by yourself, also known as ‘For sale by the owner.’ This option might be tough for you especially if you don’t have the knowledge of protocols involved in selling a home. Also, with many listing websites available, your home may hardly get noticed by potential buyers. Even if you decide to list your home on many of those websites, you may end up spending a lot because each requires a small fee, and they more sites you list your home, the more the cost add up.

 

Conclusion

Selling your home is something that shouldn’t be stressful to you especially if you go for the right option that fits your needs. With the above explained options, you shouldn’t find it hard selling your home, as you can go for one that offers you fast cash or one that gives you maximum profit but might take longer to sell.
