So you want to sell your house, and you are eager to put it up for sale. Wait! Before listing your home for sale, have you done the necessary things?

Selling a house can be hectic, but don’t let all that stress make you forget doing the necessary things. Here are things you shouldn’t forget to do before listing for sale:

 

Verify your agent’s references

Never assume all is correct and fail to carry out a research on the real estate agent you want to hire. Make sure you talk with the references they provide to ensure that they are good for the job. In making a research, ensure that the agent has sold a home recently and doesn’t practice dual agency.

 

Find out the negative sides about your home

Even though you can clearly notice some problems about your home, there are others that are hidden. In most states, you are required to disclose the issues with your home, and failing to do so could backfire. What should you do? Get your home properly inspected before listing.

 

Apply for permits

It is always advisable to apply for permits before working on your home, no matter what you are fixing. Most buyers will run away once they figure out you don’t have required permits for making renovations. You are breaking the law by not obtaining a permit and no one would want to buy your legal troubles.

 

Get professional photos

Ensure to make out time on the day photos of your home are taken. This is because photos of your home are what your potential buyers see first, so ensure to have professional photos taken to have an impressive presentation.

 

Make it clear what you are selling together with the house

The dishwasher, ceiling and many other appliances are mostly included in the home sale. However, if there is an item you don’t want to sell, make it known so as not to cause confusion because some sellers are actually buying your home because of such items. Make sure you come up with an exclusion list, which contains what you don’t want to sell together with the home.

 

Repaint your front door

One of the parts of your home that makes a huge impact on how it is perceived is the front door. Clean the dirt, repaint it, and make it look attractive and new again. In addition, clean every corner of your home make the interiors appear neat and pleasant.

 

Use the internet for marketing

To sell your home faster, ensure that you advertise it on Facebook, twitter and other social media platforms. This is because they allow you share pictures and videos and you can also meet and interact with many potential buyers. However, in doing so, ensure that you market your home to your target audience for maximum exposure with little cost. In addition, advertise on Google and also make use of Google maps to find more potential buyers. You can hire a SEO expert for this.
