Welcome to the second part of our mini-series on why renting to students is actually a good idea for property owners.

  • Free Marketing for Vacancies

If students consider your rentals to be desirable, then you’re in luck. This is because there will always be students seeking to move in even before your current tenants vacate. For such rentals, you won’t have to spend a dime on advertising when filling vacancies. The students will pretty much spread the word about any available vacancies. However, ensure that you still screen the students to ensure that the tenants who move in are likely to pay the rent on time and will not be a bother to their neighbors.

  • Not Nitpickers

Most students will not be looking for apartments with high-end finishes. Instead, they merely want an affordable place that they can live comfortably. In fact, students don’t complain as much as other tenants because their focus is on schoolwork and socializing. Therefore, they will not have the time to inspect every inch of the apartment and launch complaints on trivial things like a drafty window.

Of course, even with the high demand of rental units in college towns, you’ll probably have to deal with their rowdiness and noise complaints from other tenants.
