Trouble Managing Waste? 5 Tips Property Managers Should Know

Property waste management requires handling multiple tasks that range from tenant issues to groundskeeping, updating contracts, and more.

However, one task that is often overlooked is the need for proper waste management. Having an excellent waste management system will ensure that your property is clean and even attract new renters along the way. So, if you own a property building, consider the following tips for waste management.

Expand Your Trash Bin area

The first step in managing trash is taking time to find out how much space your tenants need for their garbage. You will need to increase the number of trash bins or get a commercial dumpster for your property. Bear in mind that if your tenants do not have enough space to dispose of trash, the area outside your building may be littered with rubbish. That may lead to losing residents and not getting new ones. Take your time to consider your waste collection options and get the correct number of collection bins for your building.

Include Recycling

Biodegradable waste such as peels and leftovers tends to rot and smell. If mixed with other trash, it may be impossible to send it to recycling plants. To enhance waste management in your apartment building, create a recycling program. You can make arrangements with a recycling company to collect paper waste, glass bottles, and plastics for recycling. You can also find out whether there are people interested in biodegradable waste for composting. Such a program will not only keep your building clean but will also attract new tenants.

Communicate With Local Community 

Ensure that your residents know about the new system that you are implementing to manage waste properly in your complex. You can send them emails or leave notes at their doors that explain your requirements. Label the waste bins clearly. It is advisable to create a list of rules, such as flattening cardboard boxes and separating waste.

Properly Handle Large Waste

If your tenants are throwing out an old couch, fridge, or dishwasher, it may sit in front of your building for a long while. Rats and raccoons might choose to make a home in the old furniture, and that may create a problem in your building. It is advisable to have a plan for the immediate collection of these large items. You can talk to your garbage collection service provider or ask your residents to donate their old furniture to a local charity.

Plan for Seasonal Trash

During the holidays, most households generate more waste because of all the parties and family gatherings. Your garbage collection service knows this, and you can talk to them about making extra pick-ups at your building. It will cost a little extra, but it will ensure that you do not have piles of trash next to your apartment building.
