Whether it’s related to acquiring new tenants or maintaining your property, these programs help you through it all. Here are top 10 property management software for landlords and property managers in the modern age.

Appfolio Property Manager

This property management software is cloud based and allows varying types of property managers, from residential to commercial, to monitor their properties whenever and wherever. The software is relatively easy to use and all your queries can be resolved through customer support. If you worry too much about promotions, Appfolio can store all property information allowing you to post vacancies on various websites, including your own.

It also helps you screen your tenants, however the questions are quite limited and they don’t uncover the most out of a screening session.

Buildium

Buildium has made a reputation for itself as one of the top platforms available for managers of different types of properties. It is known for some of its key features including the easy monitoring of expenses and payments along with aiding the user in creating their own website for rental listings.

However, the process of setting it up can take a while and property managers using Buildium for the first time may find it difficult to use.

Rentec Direct does not charge any startup fees or require any kind of commitments. There are many more features other than those mentioned and the software is pretty easy to use. The only negative side is that the reporting area needs some improvement.

CIC Total Manager

This is a cloud-based software that offers various management tools for rental properties including commercial buildings, multi family housing and so on. Security is very important. Property managers who refuse to compromise on security will like this platform because it ensures that your data is SSL-encrypted, promising a high level of security. Other features include a tenant portal; tenant screening ; scheduling and tracking maintenance tasks; and much more. Although CIC Total Manager can be used anywhere at any time, the software can be difficult to use. Furthermore, in my experience, it may not be suitable for big time property managers.

SimplifyEm

This property management software is highly recommended for landlords who consider themselves small or medium sized investors. The software offers features such as tenant management, bank reconciliation, and lease tracking. It doesn’t cost much so it is affordable. The customer service is good and the software itself is not complicated or difficult to use. Users may face issues with integration but the software comes with free training and support, therefore, the issues can be easily resolved.

Hemlane

If you are a small-time property manager then Hemlane is perfect for you. This software is cloud based and caters specifically to small businesses. Some of its key features include applicant screening, the collection of rent and property marketing. Although it is not as renowned as other software on the list, it allows the user to market their listings on over 40 different websites which gives it a slight edge. This particular feature makes it a good option for small businesses as they require maximum promotion. Also, their monthly subscription includes support through email and phone so all your queries can easily be resolved. The only issue is that first timers can find it a bit difficult to understand how to use.

Innago

When it comes to property management software specifically for small to mid-sized landlords, Innago is a good option. Innago helps its users manage their leases, collect the rent owed to them and manage their tenants queries seamlessly. It is convenient as it can support multiple bank accounts and offers good customer service. Compared to other software, Innago does not have any such owner portal nor can it match the extensive number of features different platforms like Appfolio or Buildium offer.

TenantCloud

If you are looking for a free cloud-based service with your own portal as a landlord, look no further. This software provides you with just that. It allows you to collect rent, store rental information, manage maintenance requests and a lot more. Listings can be advertised on more than 25 platforms. The software can be easily navigated and it is user friendly. However, you may experience issues with customer service. The reporting process is also in need of further customization.

TurboTenant

TurboTenant allows landlords to market their properties, screen tenants and collect their applications online. One feature that makes it stand out is that it is 100 percent free for landlords. Only tenants have to pay the application fee. Other than that, it has all the typical features of a property management software. The downside is that the listings you post are removed after a very short period of time, meaning you would have to repeatedly put them back on. So, landlords who care about the promotional feature may not like this platform too much.

Rent Manager

Rent manager is one of the most renowned platforms for rental property management. It boasts the capability of handling a property of any size. It offers all the features of the previous options on this list along with being simple to use. Rent Manager provides detailed financial reports, allows transactions of varying kinds and lets you tailor everything according to whatever your needs may be. This makes it a must-have for landlords who like things to be done exactly their way. It also comes with a virtual training course to help you deal with any issues you may have. The downside is that it can lag on some devices due to compatibility issues.
