Spend $10,000 instead of $100,000: Silicone Roof Coating

 

Here at LAPMG, one of our favorite developments in the property maintenance industry over the past ten years has been the popularization of silicone roof coating. Due to recent innovations in the actual coating products in the market today, we’ve seen property owners who previously might have needed to re-roof their entire buildings go with these higher quality silicone coatings instead. We’ve seen excellent results.

Flat roofs will always pool rain water to an extent, but silicone eliminates the threat of leakage caused by much of this pooling, and extends an old roof’s life for years. There’s a reason that new roofs are required to be white, and “cool.”

It goes without saying that silicone coating, while it isn’t free, costs far less than re-roofing an entire building. It solves many of the problems that owners often seek to solve with re-roofing. If your roof is old, wearing down with some leaking, but still somewhat intact, silicone coating may be the right option.

We have a general contractor’s license, and even have earned special accreditation to use certain roofing materials and provide special guarantees for certain materials used in traditional re-roofing.  So we’re well-equipped to install new roofs. But as of late, we’ve advised several clients to make use of this option. They’ve saved much with this coating process.

For example, a client in Reseda was dreading the major re-roofing project he thought his 30,000 square foot apartment building needed. That process would have cost him around $100,000. After thorough inspection and a review of the options, we all arrived at the decision to go with the silicone coating.  This cost of the silicone coat was just less than $10,000. Our expectation is that it will stave off all issues for the next 8 years. Not bad when you consider that most brand new flat roofs are usually only guaranteed for 10 years.

“We’re happy when we find ways to save our clients’ money,” said Director of Construction Juan Quezada. “We expect more clients to opt for this low-cost solution going forward.”
