How to Make Your Yard Attractive to New Tenants

How to Make Your Yard Attractive to New Tenants

Do you know that the look of a yard can make or break your business as a property management company? I know some landlords in Burbank who own nice properties, but whose prospective tenants run away whenever they set eyes on the state of their yards.

You should have it in your mind that the yard is the first thing a prospective tenant will see whenever he comes for an inspection. If you have a home with a yard but you are not a professional gardener, we have some simple tips that can help you make your yard very attractive to new clients.

When your property is vacant, it is your responsibility as a landlord or property Management Company to make sure that the yard is kept in good condition. When you have a tenant on the property, check your lease to know who has the responsibility of taking care of the yard. In most cases, it is the duty of the landlord or the property management company to clean the gutters and trim the trees while chores like mowing, raking leaves, and watering lawn are usually tenant’s job.

However, go through your rental agreement to know what your responsibilities are concerning the yard on your property. Below are some cost-effective ways you can make your yard attractive for new tenants.

Top Ways To Make Your Yard Attractive

  1. Keep it Clean

Regularly make sure that you clean the yard to get rids of unwanted items like dog feces and children’s toys. There may also be tree branches and twigs that will make your yard look unkempt, make sure you get rid of these things. You can hire someone to do the yard cleaning twice a week. This will ensure that your yard is always in a top condition.

  1. Cut Your Grasses Low

As a property manager, you can make your yard stand out when you have a lush, green grass. When you cut the grasses low, your yard will be attractive and you won’t have any problem impressing tenants.

To make your grasses look lush and green, always spread fertilizer on them. You should always water them to ensure that they have enough nutrients and water to look healthy and beautiful. Don’t forget to always cut them low. Adding nutrients will make your grasses to grow faster, you can keep them beautiful when you cut them low.

  1. Get Rid of Weeds

Weeds make your yard look unattractive. Always make out time to get rid of weeds from your yard and you will see how attractive it will look. You can get rid of weeds by pouring hot water on them or using newspaper and mulch to suffocate them. Another way to get rid of weeds is by sprinkling salt or baking soda on the weeds. This will help you to easily kill the weeds so your grasses can grow and thrive.

  1. Add Container Gardening

Container gardening can make your yard look so attractive. Besides, it is very easy to maintain. You can use container gardening anywhere. All you need is to plant flowers in containers and pots and then place them anywhere you want in your yard. You can always move them. For instance, you can take them inside during bad weather. Use plants with different bloom times for container gardening so that you will have pretty flowers all year long.

  1. Add Solar Lights

Solar lights are an easy way to make your yard look so attractive and sophisticated at night. It will also help you to easily find the keyhole when it is dark. You can easily buy solar lights from a local hardware store for as low as $15 for 6-packs. These lights won’t increase your electric bill since they use solar energy but they will definitely make your yard more attractive.

Conclusion

As a property management company, making your yard more attractive will help you to attract and retain top-quality tenants. Fortunately, with these inexpensive tips above, you can easily make any yard to stand out.
