5 Home Repairs To Handle for Your Tenants

As a landlord or property manager in Burbank in you cannot escape from certain home repairs. In fact, maintenance of the rental property, as well as home repairs, are some of the major parts of your work. In some cases, tenants will call you in the middle of the night with a ridiculous request.

To ensure you are on the same page with your tenants, you have to make it clear with them the type of maintenance and home repairs that you will handle. In some cases, landlords give their tenants the permission to take care of some small home repairs. However, other landlords handle every repair to avoid the tenants escalating the problem when they try to repair it.

If you are lucky, you will have a responsive contractor that will be ready to come to your location whenever you need him to take care of all your home repairs. You can also handle some repairs on your own. When handling certain home repairs on your own, it is very important that you know the building codes and other regulations in your region. In this article, you will learn of simple maintenance tasks you can do quickly and efficiently:

  1. Minor Cracks in Cement

If you have minor cracks in the cement that forms part of your construction, you can always fix it with mortar. Mortar cement allows you to repair cracked pieces without chipping it away from the base material and setting it up again. They are very useful in securing bricks back into place on a walkway. You can also make use of them to handle smaller cracks. Note that when you have large-scale cracks, you may need to get the services of a professional contractor.

  1. Minor Plumbing Issues

  1. Drywall Repair

As your rental property gets old, scrapes and minor holes will become more common as a result of wear and tear. In most cases, these are usually problems you can resolve yourself. You can get wall repair kit which will allow you to quickly take care of these problems without allowing them to affect your tenants’ quality of life.

  1. Air Filter Replacement

This is another common problem especially when you have a central heating and cooling system. In this case, you will have air filters which are located behind the vents in each room. These vents are usually overlooked. No doubt, a dirty filter can affect your tenant’s quality of life. You can always get a new filter to change the old ones occasionally. All you need to do is remove the vent cover and swap in the new filter. However, make sure you read the manufacturer’s instructions before proceeding.

  1. Water Heater Adjustments

In some cases, you will have your tenants complaining that their water is not the way they want it. They can complain that it is too cold or too hot. Some tenants may even want to adjust it on their own. However, when you give everyone the permission to adjust the water heater, you risk damaging it. Instead, you can always adjust the heater. Ensure you adhere to temperature guidelines set by local building codes when you are handling the water heater.
