How to Deal With Tenants and Their Pets In Your Los Angeles Rental Property

As a landlord or a property manager, you need to have a good pet policy for your Los Angeles rental property. Of course, in recent years, it has been discovered that pets are popular with many renters in the United States. This means that you cannot afford to keep on turning renters back because they have rent. Instead, you should come up with a rent policy that favors you and favors your tenant as well.

For many landlords, one pet is enough. There are some landlords that are willing to allow as many pets as possible as far as the tenant can guarantee it won’t disturb other tenants or destroy the property. Whatever you choose, you must ensure you have a clear pet policy in your rental agreement.

Writing a pet policy can be challenging. Most landlords that have a Los Angeles rental property are always confused when it comes to deciding on pet management. In this article, we will give you some insight for managing pet on your property.

  1. Know the Pet Law In your Area

You need to read and understand Los Angeles pet law. If you stay in other areas, endeavor to get to read pet laws in your area. In most urban areas, there are no limitations on a number of pets tenants can have. However, major cities like Los Angeles have limitations on a number of animals per residence.

You will need to have a pet policy that is more restrictive than the one your area has. You can’t allow more animals than the law allows in your area.

Is your Los Angeles rental property governed by the policies of Homeowners Association? If it does, you will need to ensure that your pet policy is in line with the policy of HOA governing your rental property.

  1. Consider the Type of Pet to Allow

You must not allow every type of pet into your property. It does not matter whether you are trying to make your property pet-friendly or not. Having all sorts of pets on your property can scare some potential tenants away. Moreover, you may be putting your tenants at risk by having dangerous pets on your property.

The size of your property will definitely play a significant role in the number of pets you are going to allow. If your property is small, you will need to limit the number of pets you allow to one or two. This is to avoid noise, smell, and even the destruction of your property.

Even after allowing a certain number and type of pets, you may still put some restrictions on pet size. Most Landlords only allow dogs that are under 60 or 40 pounds.

If you decide to put a restriction on the size of pets you allow in your property, make sure that you let your potential tenants know about this in your rental policy before they move in.
